Steel building price per m²: how much does a steel building cost in the Benelux?

Updated on 24 October 2026

In shortPublished kit prices in the Benelux run from about 61 to 225 EUR/m² excl. VAT for non-insulated halls and 133 to 350 for insulated halls [7][8][9][10]. For an agricultural kit we verified only one price, 97 EUR/m² [8]. A delivered and erected insulated hall from German makers is 403 to 480 EUR/m² at 500 m² [24]. Each price covers a different scope, so compare what is included.

Published prices per m², by type of building

The Belgian agricultural and steel construction firms we consulted publish no prices and work by quote [34][35]. The figures below come from kit sellers, retailers and contractors that do publish prices or ranges, read on 24 October 2026. Several are our own division of a published total by the floor area (calc).

Published prices observed in Belgium, Luxembourg and the Netherlands, in EUR/m² excl. VAT unless stated
Type of buildingPublished range, EUR/m²What the figure covers
Garage (one car)39 for a light kit, 451 to 539 for a custom 24 m² building. Retail prices with VAT not stated kept out of the rangeLight kit of 18.56 m² at 39 excl. VAT (calc) [1]. Two retail prices whose VAT status is not stated are not converted to excl. VAT per m²: a 22.6 m² kit listed at 1,989 EUR [2] and a 22.5 m² insulated garage listed at 11,969 EUR, installation optional at 2,420 EUR [3]. Custom 24 m² building (4 x 6 x 3 m), excl. VAT, transport excluded [12]. A Belgian blog quotes 100 to 250 EUR/m² excl. VAT for prefab kit garages (page not retrieved, to be verified) [4].
Carport and shelter163 (one price excl. VAT). One price with unknown VAT kept apartSteel bicycle shelter of 19.4 m², transport included, excl. VAT: 163 (calc) [6]. Steel carport of 18 m² at 328 per m² at the listed price (calc): VAT unknown, excluded from excl. VAT comparisons [5].
Agricultural building (kit)97 (one verified price)Uninsulated kit of 210 m² at 97, delivery excluded, agricultural use mentioned [8]. Lower prices, seen only in search results on older pages, are not used.
Non-insulated storage hall61 to 225Kits excl. VAT assembled by the buyer: 12 x 18 m (216 m²) from 205 to 225 [9], standard models of 80 to 150 m² from 146 to 204 with delivery in the Netherlands (calc) [11], 375 m² at 127 (calc) [12], 128 to 300 m² from 96 to 205, delivery excluded (calc) [8], closed hall of 227 m² at 101 and of 1,110 m² at 61 (calc) [7]. Frame only: 58 (calc) [11]. Contractor ranges: 150 to 200 for a basic 1,000 m² hall [13], 150 to 400 excluding foundation, facade and services [14].
Insulated hall133 to 350Kits excl. VAT: 300 m² from 220 to 280 (40 mm panels) and from 280 to 350 (80 mm) [10], 80 to 150 m² from 199 to 278 (calc) [11], 375 m² at 150 (calc) [12], 128 to 300 m² from 135 to 201 with 80 mm insulation (calc) [8], 398 m² at 133 (calc) [7]. A Dutch contractor puts a fully equipped insulated 1,000 m² hall (insulation, slab, electrics) at 300 to 400 EUR/m² and more [13].
Delivered and erected insulated hall (reference)403 to 480Weighted quartile of 18 offers from five German makers for a 500 m² hall with 6 m eaves, with a total spread of 362 to 624, excl. VAT [24]. German market, not Benelux. Foundation and permit are separate.

Retailers do not always state VAT. Where a page does not, the table says so. The standard rate is 21% in Belgium [40] and in the Netherlands [11]. Divide a price incl. VAT by 1 + the VAT rate actually included: 1.21 only for a 21% rate. Leave out prices whose VAT is unknown.

What a published price includes and leaves out

Two prices per m² can only be compared if the scope is the same. The offers observed differ mostly in delivery, assembly, doors and foundations.

Prefabricated garage and store systemsPrice per m³ rather than per m²: 150 to 350 EUR/m³ for a cold system and 350 to 500 insulated, delivery and assembly included [36]Foundation, not specified on the page [36]
Economy kit, 618 m²Posts, trusses, purlins, lacquered sheets with condensation regulator, gutters: 31,929 EUR excl. VAT, about 52 EUR/m² (calc) [37]Transport, assembly, wall cladding and doors. Very low price range, to be verified [37]

Two items are almost never inside a kit price: foundations and the permit file. In Germany, foundations cost 40 to 90 EUR/m² of hall [23] and an industrial slab 55 to 95 EUR/m² [24]. These figures need to be validated in Belgium. Studies, structural calculation and permit file are about 10% of the hall price in one German maker's calculator [24]. The same guide advises allowing 15 to 25% on top of the hall price for contingencies and options [23]. See foundations and permits by region.

How the cost of a kit is built up

A kit price is a sum of items. The values below come from public sources. For several lines they are German, British or retail figures and will be replaced by fabricator quotes.

Cost items of a steel kit and published values
ItemValueBasis and limits
Steel weight25 to 35 kg/m² up to 6 m clear height, 35 to 55 kg/m² from 6 to 12 m, 25 to 30 kg/m² for agricultural buildingsRolled beams, no overhead crane [15]. For eaves of 10 to 13 m, 40 to 50 kg/m² [17]. Purlins and rails are not in these figures: roof purlins weigh about 3 kg per m² of roof (calc) [38]. Assigning these ranges to heights is a model assumption, to be verified against the table of the German guide.
Raw steel price748.75 EUR/t of hot-rolled coil, about 0.75 EUR/kgNorthern Europe HRC index, ex works, 19 October 2026 [18]. A year earlier it was 602 EUR/t, about +24% (calc) [39]. Section prices are higher and were not found published.
Fabricated steelwork2.30 to 3.40 EUR/kg supplied, machined and erectedGerman average, Q4 2025, rolled beams, no galvanising or paint, no purlins [15]. British cost split: material 30 to 40%, fabrication 30 to 40%, erection 10 to 15% [16].
Hot-dip galvanising295 to 660 EUR/t depending on the sections, or 0.30 to 0.66 EUR/kgZinc basis 3,000 EUR/t [15]. Zinc stood at 3,455 EUR/t in July 2026, +31% in a year [19].

Doors4,584 EUR for a fitted 4 x 4.2 m sectional doorRange of 3,500 to 6,500 EUR for 4 x 4 m depending on the motor. Each extra door: 4,040 to 5,540 EUR [24].
Transport1.45 to 1.51 EUR/km road freight. 9 to 22 EUR/m² in German quotesWarsaw-Duisburg, all freight types, second quarter 2026 [26]. Flemish toll of 0.285 EUR/km for a truck over 32 t since 1 July 2026, against 0.204 before [25]. Three quotes for halls of 204 to 475 m² charge 4,469.60 EUR for transport (per m² is a calc) [27].
Assembly89 EUR/m² (450 m² hall), 50 to 70 EUR/m², 10 to 15% of the steelwork cost40,000 EUR excl. VAT for 450 m² in Germany, steel and cladding, crane not listed [28]. French consumer guide, erecting a steel frame [33]. Share of erection in the cost of steelwork in the UK [16]. A 30 to 50 t mobile crane rents for 8,000 to 18,000 EUR for 7 to 14 days in Germany [23].
Seller's marginBenchmarks of 18.9% and 19.0% gross margin2025 gross margin of a listed steel distributor [29] and of a US building products group [30]. No kit seller publishes its margin. These are sector benchmarks, not a target.

Illustrative arithmetic for a 500 m² hall with 30 kg of steel per m². Steelwork supplied, machined and erected at about 2.50 EUR/kg gives 75 EUR/m² (calc from [15] and [16]). Galvanising at about 0.45 EUR/kg adds 13.5 EUR/m² [15][19]. Cladding adds about 19 EUR/m² of floor in single skin sheet, or about 46 in 80 mm PIR panels, assuming 1.6 m² of envelope per m² of floor (to be verified) [20][21]. Total: 108 to 135 EUR/m², erection of the steelwork included, before transport, fitting of the cladding, doors, studies and margin.

This total is lower than the kits one German maker publishes at 250 to 310 EUR/m² for 500 m² uninsulated [23]. The calculation does include erection of the steelwork, which makes the comparison rough. The gap probably comes from items not counted here (fitting of the cladding, margin, transport, doors, studies) or from a higher steel grade. This calculation is not a quote.

What moves the price

  • Size. Small buildings cost more per m². At one Dutch seller, 6 x 9 m costs 380 to 420 EUR/m², 12 x 18 m 205 to 225 and 15 x 20 m 185 to 205 [9]. At another, 6 x 10 m is 205 and 12 x 25 m is 96 (calc) [8].
  • Height. The German guide gives 25 to 35 and 35 to 55 kg/m² [15]. Our model assumes the second range applies above 6 m eaves, an assumption still to be verified in the source. A portal frame with high eaves weighs about 20% more than one with low eaves [17].
  • Snow, wind and overhead crane. One German maker adds 12 to 25% for an overhead crane or snow zone 3 [23]. In Belgium the ground snow load is 0.5 kN/m² up to 100 m altitude (2008 formula, to be confirmed in the national annex) [31] and the reference wind speed varies from 23 to 26 m/s by postcode [32]. The binding price therefore depends on the site: see snow and wind loads.
  • Insulation. At one Dutch seller, a 300 m² hall goes from 180 to 220 EUR/m² uninsulated to 220 to 280 with 40 mm and 280 to 350 with 80 mm [10]. Another guide puts the extra cost of an 80 mm panel at 60 to 75 EUR/m² [23].
  • Doors. A fitted 4 x 4.2 m sectional door costs 4,584 EUR [24]. On a small building, two doors weigh more per m² than on a large hall.
  • The steel market. HRC rose about 24% in a year [18][39] and zinc 31% [19]. An indicative price today can move before signature.

Reading a quote and using Hallfort's prices

Ask five questions before comparing two offers. Is VAT included? Are delivery, assembly and crane included? How many doors and of what size? Are foundation, permit and architect excluded? Which snow and wind loads were used in the calculation?

Hallfort publishes its cost model: steel by the kg, cladding by the m², doors, transport, assembly and margin. The configurator gives an indicative price range excl. VAT for your building. See also the price index. The binding price is in a quote, after a stability study for your site. Foundations, slab, permit, architect, earthworks and electricity are not included unless stated.

To choose between a kit you assemble yourself and an option with assembly, read kit or turnkey.

Frequently asked questions

How much does a steel building cost per m² in Belgium and the Netherlands?

Published kit prices run from about 61 to 225 EUR/m² excl. VAT for a non-insulated hall up to 133 to 350 EUR/m² for an insulated hall [7][8][9][10]. A delivered and erected insulated hall costs 403 to 480 EUR/m² from German makers at 500 m² [24]. Foundation, permit and architect come on top.

Why do published prices differ so much?

Because the scope differs. Some prices include delivery, doors and gutters [9], others only the frame [11] or a price per m³ with assembly [36]. Size matters too: a small building costs more per m² than a large one [9].

Are the prices excl. or incl. VAT?

It depends on the seller. Retailers often show a price incl. VAT or without saying [2][3]. Professional kit sellers more often show excl. VAT [9][12]. The standard rate is 21% in Belgium [40].

Is the foundation included in the price?

Almost never. The kit offers read exclude the foundation [9][11]. In Germany, allow 40 to 90 EUR/m² for foundations [23] and 55 to 95 EUR/m² for an industrial slab [24], to be validated in Belgium.

Is the Hallfort configurator price final?

No. It is an indicative range excl. VAT from the published cost model. The binding price is in the quote, after a stability study for the site, with the site's snow and wind loads.
